I hope you have all been safe for the past couple of months. I wanted to take this time to update you on the Dolphin Cay real estate happenings during the last couple months while we have been in quarantine due to the Corona Virus. I have been receiving lots of questions on how I am conducting real estate transactions during this period and wanted to share a few of those questions and answers with you.
As an update, during February, March, and April, I continue to list Dolphin Cay properties (6), sell properties (6) and manage visits (30) to listings. All without incident. During this period, property values in Dolphin Cay have held steady and buyers remain interested in visiting and purchasing in Dolphin Cay. I have had numerous calls from other agents and buyers looking to see if new Dolphin Cay properties are coming on the market. Since Florida began lifting restrictions, we have seen a considerable uptick in calls and have sold a property to out-of-state buyers via a video call. Dolphin Cay is still very much in demand and property values appear to be holding. I have also enclosed a table of recent sales and pending listings on the backside of this report.

Is this a good time to list my property for sale?
Yes, this remains to be a great time to list your property as Dolphin Cay remains very much in demand. We continue to see a steady stream of buyers and demand for Dolphin Cay properties. As an example, I had 9 scheduled showings for a property in the first 2 days after it hit the market on May 2nd, and it went under contract with an out-of-state buyer in 3 days. Additionally, I have a list of over 150 realtors that have requested information on any Dolphin Cay property that comes available and we send marketing videos out to them at the time a property is listed.
Is it safe to show my Dolphin Cay property?
We worked with DCPOA management to set up a protocol to maximize resident safety. This protocol includes:
- Prospect must see video of property prior to coming to Dolphin Cay to assure they have an interest. Additionally, the buyer must have pre-approval letter or proof of funds prior to any showing.
- All agents and clients must wear facemasks and at least one person who operates the outdoor keypad and elevator must wear gloves.
- Agent and clients need to ride the elevator separate from Dolphin Cay Residents.
- There is no visitation to enclosed common areas: Casino, Library, Exercise Facilities at this time. We direct them to the photo tours on our website Dolphin-Cay.com
In addition, I am offering to do “Live Video Tours” for agents who have buyers who cannot travel to see the properties. I have recently had a property go “under contract” using this process and have used it for final “walk-throughs”.
Do I have to be in Florida to sign my Listing Contract or the Final Sale Documents?
Dolphin Cay has over 75 residents that list other homes as their primary residence and most of those are outside Florida. “Mail-Away” closings have been around for some time and we utilize these on a regular basis. Title Companies have set up sanitized rooms and “Drive Up” closings to accommodate the current situation. Additionally, I can set up our Listing Agreement to be signed virtually as well. There is no need for person-to-person contact if you do not want it.
What are you doing to market Dolphin Cay properties during these times?
We continue to use all of the techniques and tools that we have always utilized for selling properties: Photographs taken by professional photographers, copywritten MLS listings, connections with over 150 realtors who want to see new listings in Dolphin Cay and other realtors that have previously shown clients properties in Dolphin Cay, Professional Videos of the specific property and the Dolphin Cay amenities, bi-monthly and quarterly magazines like Dolphin Cay Today, Tierra Verde Today, Pasadena Today and American Lifestyles that are mailed to over 1,000 luxury homeowners in Pinellas County. Additionally, we utilize social media posts and ads on Facebook, YouTube and we target “geo-fenced” areas specifically within Pinellas County. We maintain a list of buyers looking for specific types or styles of properties. More recently, we have seen an influx of buyers from out-of-state, specifically New York City, Chicago, Rhode Island, and California (more of these buyers are favoring the west coast of Florida versus Miami and the Palm Beaches). We are running advertising in these out-of-state locations as well. We are also offering live video showings of the property for potential buyers who cannot make a showing in-person.
